London Property Alliance response: Design and Placemaking PPG Response

10 Mar 2026

On behalf of CPA and WPA members, London Property Alliance has submitted its response to the Ministry of Housing, Communities and Local Government’s consultation on the draft Design and Placemaking Planning Practice Guidance (PPG).

In the submission, the Alliance supports the Government’s ambition to make planning policy simpler and less complex, including through the consolidation of national design guidance into a single document aligned with the National Planning Policy Framework (NPPF).

However, we raise concerns about the length, level of detail and potential application of the draft PPG in decision-making. Running to more than 160 pages, the draft introduces a level of detail that undermines its intended role as overarching national guidance. In the Alliance’s view, a document intended to operate in the context of Policy DP3 should be more streamlined if it is to support the Government’s objective of faster and more decisive planning decisions.
